Even a Realtor’s® Home Needs Preparation Before it Goes on the Market
The Challenge: This 3-bedroom “split” had two professional parents and two young boys that resulted in lots of every day clutter. In order to appeal to a young first-time buyer family, it need to be cleaned up and cleared out so that they could see themselves living there.
RSM’s Action Plan: Sort and pack all unnecessary items. Donate gently used children’s clothing and toys as well as items that would not be traveling to their new home out of state. Made some small repairs and worked with existing furnishings, recommending a deep cleaning and some light accessorizing.
The Outcome: Under contract in 8 days at full asking price!
Real Source Realtor® Association Kitchen/Storage Refresh
The Challenge: Real Source’s office storage and kitchen areas needed to be decluttered, reorganized and better defined. The space was overrun with co-mingled miscellaneous office and catering supplies, as well as food and other pantry items. The staff had difficulty locating what they needed on a daily basis and, as a result, additional supplies were continually purchased.
RSM’s Action Plan: Sort, select, separate and discard the various supplies, leaving only those needing to be stored. Review shelving and designate areas to be defined for each relevant category. Purchase containers and label for easy retrieval. All containers purchased will be clear for easy recognition and sized appropriately to maximize storage and provide an aesthetic appeal to the eye. In addition, all supply areas, will be revamped as well as some kitchen storage systems. Add small seating area for staff to enjoy their lunch and a “pop” of color by adding a pantry curtain and artwork over the coffee station.
Residential Split “Refresh” Before Going to Market
The Challenge: This 3-bedroom residential split-level was very much “lived in” and needed a deep declutter and organizing before it could be staged. With some fresh paint, a deep cleaning and some additional furniture, art, new light fixtures and décor the home’s rooms were now spacious, inviting and well-defined.
RSM’s Action Plan: Items not needed for staging or temporary living were boxed and stored for their eventual move. Fresh paint and a deep cleaning prior to staging was required. The team worked with existing furniture, and accessories, bringing in some additional art, soft goods and lighting.
The Outcome: This property went under contract in less than two weeks at full asking price and received multiple offers.
Getting a Contemporary Hudson River High Rise Condo Ready for its “Close Up”
The Challenge: This 3-bedroom duplex was filled with the clutter of everyday life. In order for it to appeal to a millennial buyer, it needed to be cleared out, organized and staged effectively highlighting its architectural details.
RSM’s Action Plan: Sort and pack all unnecessary items and move to a storage unit. Deep clean throughout prior to staging. Worked with existing furnishings, replaced dining room light fixture and added some additional artwork and décor that gave this bright, white space the perfect “pop” of color.
The Outcome: Property was listed just before the Christmas holiday; there were looming legal issues for the entire building and numerous properties were sitting on the market unsold. This property lost no value and eventually went under contract in approximately 60 days at full asking price. The owners were very pleased that their property was the most viewed unit of the over 14 that were for sale.
“Turn of the Century” Home in Challenging Market Needs to Sell Quickly
The Challenge: Divorcing couple wanted to sell quickly and the husband’s “bachelor life” left the house a bit sad and empty. The house needed to be sorted and packed for a local and long-distance move and then staged to appeal to a very lifestyle specific buyer.
RSM’s Action Plan: Worked with client to donate, discard and pack. RSM™ coordinated junk removal and scheduled a complicated moving process. Creatively used some of the existing furnishings and décor to highlight the architectural details and bring warmth to the space.
The Outcome: Under contract in 12 days (average DOM in this town was 67); with multiple offers at full asking price.
Turning a Dated Estate Co-op into a Comfortable Home for a First-time Buyer
The Challenge: This estate co-op was packed with decades of clutter including clothing, books, furniture and religious items. There was also some delayed maintenance and years of wear. The home would need to be cleared out and cleaned up so that potential buyers could see themselves living there.
RSM’s Action Plan: The apartment was cleared out by discarding, donating and family distribution. Repairs were made and the home was given a fresh coat of paint. We worked with much of the existing furnishings, but also brought it additionally lightening, décor and soft goods, staging the space to appeal to a single or retired couple 55 years and older.

Turning a Crowded, Tired House into a Spacious Split-level for a Growing Family
The Challenge: Elderly client already moved to a retirement community and left behind a house full of mismatched furniture and “collectibles.” There are some delayed maintenance issues, tired spaces and outdated décor.
RSM’s™ Game Plan: Pull up all the carpeting and refinish the beautiful hardwood floors underneath; paint throughout to showcase the rooms’ potential. Creatively use some of the existing furnishings with thoughtful, contemporary accessories in order to lean into its mid-century modern vibe, appealing to the young family-oriented prospective buyer.
The Outcome: Under contract in one day; sold with multiple offers OVER asking price.
Getting a Luxury Home in a Secluded, Private Community Sold at Full Asking Price
The Challenge: This 5-bedroom vintage 1980s home was cluttered, and sparsely furnished. In spite of the exclusive, private community in which it is located, the home would not have presented well at all for the target buyer. It felt dated and there was no home décor that would help potential buyers envision themselves living there.
RSM’s™ Action Plan: Clear out remaining items and re-finish the floors throughout using a more contemporary, dark stain; paint “pickled” kitchen cabinets and replace hardware; add crown moldings in living room and dining room. We worked with existing furnishings and lighting, and stagedthe space for the young, growing family we determined would purchase this home.
The Outcome: Under contract in two weeks; sold with multiple offers for full asking price of $1,375,000.
Transforming a Dated Starter Condo into a Modern Must-Have Space
The Challenge: A cluttered and dated two-bedroom loft condominium needed attention to the delayed maintenance issues that would have been an obstacle to the sale. The sellers were moving out of state with the majority of their furniture.
RSM’s™ Plan: Pack up, paint, address critical maintenance issues and have the condo professionally cleaned. Two-toned kitchen cabinets were painted in a neutral tone and hardware was added to freshen up the galley eat-in kitchen. Contemporary furniture was brought in along with stylish accessories to stage the property to appeal to a young, single buyer.
